02What exactly qualifies an owner for inclusion?

One confirmed commercial real estate acquisition within the selected quarter and region is the minimum threshold. The record is based on verified ownership transfer , not listing dates, not conditional agreements, not letter of intent. If the transfer is confirmed, they qualify. Owners who acquired multiple properties in the same period appear once, with all acquisition dates and property IDs listed.

04Does this dataset include sellers, or only buyers?

Buyers only. Active Buyers captures the acquisition side of the transaction. If you need sellers , owners who disposed of assets in the same window , the Recently Sold Properties package (Recently Sold Properties) includes the seller-side owner ID on every transaction record. Both packages can be purchased independently or combined for a complete picture of market-side activity.

05Can I select multiple quarters at once?

Yes. The time period selector supports multi-select. Selecting multiple quarters returns all qualifying buyers across the combined window in a single dataset. An owner who acquired in more than one of your selected quarters will appear with all relevant acquisition records, which is itself a signal worth paying attention to: serial acquirers are the highest-velocity buyers in any market and typically the most valuable relationships to build.

06Is the mailing address a personal address or a corporate address?

It is the owner's contact address on file at the time of the acquisition , typically their corporate or primary business address, not the address of the property they purchased. For individual investors, it may be a personal address. Either way, it is the address you would use to reach them directly, not a property they happen to own.

07Where does the data come from, and how verified is it?

VIREC sources directly from public ownership and transfer registries across all covered markets , no third-party aggregators, no data resellers. Records are standardized into a clean, consistent schema and cross-referenced for accuracy. The result is structured, deduplicated, and ready for outreach or analysis without manual cleanup.
