02How is "recently sold" defined , what date triggers inclusion?

Inclusion is triggered by the confirmed ownership transfer date falling within your selected quarter , not the listing date, not the conditional sale date, not the closing announcement. Only the moment legal ownership changes hands qualifies. This distinction matters: properties listed for months can close in a different quarter than expected, and this dataset captures exactly when the transfer happened.

03I can see who bought and who sold , what's the best way to use both sides?

Each transaction record includes owner IDs for both the buyer and the seller. Buyer-side use: reach active acquirers while they are still in deal-flow mode , brokers, lenders, and advisors all benefit from early contact with a buyer who just closed. Seller-side use: a recent disposition signals a portfolio in motion , the seller may be consolidating, pivoting asset classes, or preparing for a larger exit. Both owner IDs are queryable in the VIREC AI Tool for a full profile on either party.

04Can I filter by asset class to focus on specific property types?

Yes. The dataset covers Residential (2+ units), Commercial, Industrial, and Vacant Land , single-family residential is excluded. You can filter to specific asset classes at the time of order to receive only the property types relevant to your practice. Multi-select is supported, so you can order industrial and commercial together without receiving residential records you won't use.

05Can I pull multiple quarters at once, and will the same property appear twice if it sold twice?

Yes, the time period selector supports multi-select across quarters. Records are deduplicated within the same quarter , a property that transferred once appears once. However, if a property sold in Q1 and again in Q3, it will appear in both editions, which is itself a meaningful signal: rapid sequential transactions on the same asset warrant closer attention and may indicate distress, redevelopment activity, or portfolio restructuring.

06Where does the data come from, and is it sourced directly from registries?

VIREC sources directly from public ownership transfer registries across all covered markets , no third-party aggregators, no data resellers in the chain. Records are standardized into a single clean schema, making cross-market analysis possible and ensuring that Property IDs and Owner IDs are consistent and linkable across all VIREC packages and tools.
